SENIOR PROJECT MANAGER
- Minimum 12 + years experience in project/construction management
- Strongly prefer BS or BA degree in architecture, engineering, urban
planning, construction management or closely related field
- California
Professional Engineer (P.E.) License a plus
- Plans, organizes, directs,
coordinates, and reports the project management activities of multiple
project teams
- Responsible for 4 to 15 projects simultaneously, ranging
in construction value from $2 Million to $60 Million.
ASSISTANT PROJECT MANAGER
- Minimum 3 years experience in project/construction management
- Strongly
prefer BS or BA degree in architecture, engineering, urban planning,
construction management, or a closely related field
- Assist in review
and coordination of project planning, constructability reviews, bid
packaging, scheduling, estimating and central reporting
- Perform other
typical Construction Management functions as assigned
CONSTRUCTION MANAGER/OWNER’S REPRESENTATIVE
- 10 + years experience in project/construction management
- Strongly prefer BS or BA in architecture, engineering, urban planning,
construction management or closely related field
- California Professional
Engineer (P.E.) License a plus
- Plans, organizes, directs, coordinates
and reports the project management activities of a specific project
team
- Responsible for a project ranging in construction value from $2
Million to $60 Million
- Responsible for design, construction and post
construction phase activities. Responsible to manage staff and contractor
to insure
the project scope
as awarded is built in full conformance with the plans, specs, schedule
and cost limits
- Perform day-to-day contract administration including
assisting Project Manager/Senior Project Manager in bid analysis, award,
coordinating
pre-construction
conferences, review of contractor’s initial construction schedule,
schedule of values, submittals, and generally respond to contractor’s
questions regarding contract administration
- Perform other CM management
functions as assigned by the Director/Senior Program Manager
CONSTRUCTION/ PROJECT MANAGER
- California Professional Engineer (P.E.) License a plus
- Monitoring
project planning and field activities.
- Demonstrating problem solving
expertise, ability to maintain schedules and adhere to established
budgets.
- Contract administration, preparation and review of scope
of work, meeting with general contractors, subcontractors, clients,
and
resolving field
problems.
- Preparation of conceptual estimates, bid documents,
and schedules.
- Constructability review, review and analysis of construction
schedules and CPMs, review of forced account cost, negotiating
contracts, and
change orders.
PROJECT ANALYST
- Minimum 1 year experience with general project/construction budget
reporting
- Strongly prefer BS or BA in architecture, engineering, urban
planning, construction management, accounting, finance, economics,
or business
management
- Provide support of contract administration activities associated
with the development and negotiation of procurement, construction
and professional
services contracts
- Perform detailed cost/price analyses on contractor
cost proposals, bids, amendments and change orders to maximize value
and minimize
cost of services to the client.
- Review construction contract
budgets against expenditures
- Package budget modification request

PROJECT COST ESTIMATOR
- Minimum 5 years experience in construction estimating
- Prefer BS or
BA in architecture, engineering, urban planning, construction management
or closely related field
- Prepare preliminary independent cost estimates
of projects for comparison with designer or contractor for PM/CM
to establish negotiating
position
- Prepare change order estimates for PM/CM to establish
negotiating position
- Provide support in price negotiations
- Prepare claim analyses and
estimates
PROJECT ENGINEER
- Minimum 3 years experience in construction management
- Prefer BS or
BA in architecture, engineering, urban planning, construction management
or a closely related field
- Assist in submittal procedures
- Maintain and distribute current contract
plans and specifications
- Confirm contractor’s maintenance of
record drawings
- Provide technical and engineering support o PM/CM/OARs
- Coordinate
with surveying, testing and inspection staff
- Perform other duties
as directed by Senior PMs/OARs
- Log and track all change orders, claims
in Primavera Expedition and possess proficiency in change management
FIELD SUPERVISOR
- Minimum 5 years experience in construction management
- Prefer
BS or BA in architecture, engineering, urban planning, construction
management or closely related field
- Responsible for field coordination with contractor responding to
field issues
- Assist in the analysis and recommendations of field issues with
other staff
OFFICE ENGINEER
- Minimum 1 years experience in construction management
- Prefer BS or
BA in architecture, engineering, urban planning, construction management
or related field
- Assist in submittal procedures
- Maintain and distribute current contract
plans and specifications
- Confirm contractor’s maintenance of
record drawings
- Provide technical and engineering support to PM/CM
- Under the direction
of the PM/CM, be responsible for field coordination with contractor
responding to field issues
- Assist in the analysis and recommendations
of field issues with the PM/CM staff
- Perform other duties as directed
by PM/CM
CONTROLS MANAGER
- BS/BA Degree in engineering, business, construction management or
related field with Masters degree in business administration or
construction
management strongly preferred
- Minimum 4 years experience as project
controls manager on government agency building or infrastructure
engineering and construction projects,
using state-of-the-art productivity and project controls tools such
as Microsoft Office, Primavera Project Planner, Timberline Gold Job
Cost
and Accounting System, Primavera Expedition, etc.
- Minimum 4 years
experience in project controls work, including planning, estimating,
forecasting, scheduling, cost control, schedule
control,
and project reports
- Manages, integrates, coordinates and reviews
the work of the Program Controls group to develop, implement, feed,
reconcile,
and maintain
valuable program control databases and reports
- Coordinate and
provide leadership to PM/CM to establish and maintain data coding
structures, project control tools, and quality
data
for budgets, contracts, change orders, trends and actual costs
- Motivate and evaluate the performance of Program Controls personnel.
Develop, implement and maintain a management reporting
data warehouse
to produce valuable program controls report and data.
PROJECT CONTROLS – COST AND SCHEDULE
- Preparing multiple project reviews.
- Developing a cost and schedule
system for tracking projects.
- Develop reporting techniques at various
levels.
- Estimating, work breakdown, structure budgeting, coordinating
projects, and feasibility and Constructability value engineering.
- Performing impact analysis for schedule delay claims.
- Will be responsible
for construction contract administration, schedule review, change
order control and negotiation, and
conducting weekly
progress review meetings.
- Determining design impacts upon
the contract duration and to determine the probability of meeting
all milestones and
other
project goals.
BUDGET FUNDS MANAGER
- BS/BA Degree in accounting or finance required. CPA certification
strongly preferred
- Minimum 2 years experience developing and managing
large capital improvement programs, multi-funding source program
budgets
- Administers overall local bond measures and state matching
funding sources
- Performs financial analysis and special project analysis
- Administers
financial reporting and cash flow forecasting
- Monitors financial
and program control databases of completeness and accuracy
- Develops
and implements budget and financial policies and procedures and interfaces
with other departments
CONTROLS LEAD
- Degree in engineering, business, construction management
or related field
- Minimum 3 years project controls experience
- Minimum 5 years experience
with Microsoft Office applications, Primavera Project Planner, Suretrack,
and/or Primavera Expedition
- Integrates, coordinates and reviews the
work of project controls personnel to create program control databases
and reports
- Coordinate, establish and maintain data coding structures,
project controls tools, work activities and resource schedules
- Reconciles program cost and schedule data to client financial systems.
Motivate and evaluate the performance of project
controls personnel
- Understands, explains and mitigates
problems in the development and reporting of project control data
SCHEDULER
- Minimum 3 year experience in construction scheduling
- Prefer BS or
BA degree in engineering, construction management or business
- Working
knowledge and project management analysis of Primavera Project Planner
(P3), P3e, and proficiency in Infomaker (Report Writer)
- Have demonstrated
skill in identifying, analyzing and solving problems
- QA/QC review
of schedule submissions for conformance with contract
- Review of critical
path, cost loading, schedule content, use of relationships and lag,
constraints and milestones
- Performance schedule impact analysis
for contractor change orders
- Prepare reports as needed and directed
by management
- Excellent oral and written communication
COST SPECIALIST
- BA or BS degree in engineering, architecture, business, construction
management or related field required
- Minimum 3 years experience
using Microsoft Office applications (including Word, PowerPoint,
Excel, and Access), and project cost control systems
(example: Expedition) including contract control, change control,
contract cost control, cost forecasting, invoice processing, and
document control
- Minimum 1 years of project controls experience
- Manages, integrates,
coordinates and review the work of the Program Controls Specialists
to create, feed, reconcile, and maintain
valuable program control databases and reports
- Oversee the reconciliation
of program controls data with Client financial systems
- Coordinate
with PM/CM to establish and maintain data coding structures, project
controls tools, and quality data for
budgets, contracts,
change orders, trends and actual costs
- Motivate and evaluate
the performance of Program Controls Specialists and project controls
personnel
- Makes effective use of a management reporting data warehouse
to produce program controls reports
DATA CONTROL ANALYST
- Minimum 2 years experience in data entry involving various project
controls applications
- Support other office personnel in the entry
of data into various project controls applications as directed
- Demonstrates
proficiency in the use of Microsoft Office applications and construction
project controls applications (examples: Primavera
Project Planner and Primavera Expedition)
DOCUMENTATION CONTROLS
- Creating databases to catalog job site photos and to maintain project
libraries
- Working directly with Construction Management staff and
consultants
- Assisting in writing procedures manuals
- Must possess excellent
organizational and communication skills
- Project Administration
- Must have experience working with Microsoft
Word, Excel, Outlook, Expedition experience a plus.
PROJECT COORDINATOR
- Minimum 2 years experience in administration of construction
contracts
- High school required, some college study preferred
- Experience in
school construction preferred
- Maintain records and files on construction
projects, including review of bonds, specifications, form, contracts
and related documents
- Provide information by telephone and through
correspondence on requirements concerning bonds, insurance, licenses,
specification,
bid procedures,
change orders and payments
- Assist professional staff members
in performing assigned technical tasks under immediate supervision
- Prepare written materials including correspondence, reports, procedural
guides and instructions
- Assist in financial analysis by making computations
and comparisons
- Proficiency in basic Microsoft Office software
- Provide project documentation
control through Expedition, logging incoming correspondence, preparing
outgoing
correspondence, transmittals,
meeting
minutes, daily reports, etc.
ASSISTANCE PROJECT COORDINATOR
- High school diploma required
- Must be proficient with phones, copiers,
fax machines and other office machinery
- Must have keyboarding/computer
experience
INSPECTORS
Responsibilities/Requirements will include:
- ICBO Certification
- 2+ Years experience as an Inspector
- Degree in Engineering, Architecture
or equivalent experience
